Do You Need a Pre-Drywall Inspection?

Once drywall goes up, framing, wiring and plumbing are hidden for good. Here is what a pre-drywall inspection checks and why it matters for new builds in Florida.

October 6, 2026, by Affordable Home Inspection

When you are building a new home, there is a short window when you can see everything inside the walls: the framing, straps, wiring, plumbing, ductwork and window installation. A pre drywall inspection takes advantage of that window. An independent inspector reviews the work before insulation and drywall cover it up, so problems can be fixed quickly and cheaply. For buyers in Palm Beach and Broward County, it is one of the most valuable steps in our new construction inspection process.

What is a pre drywall inspection?

A pre-drywall inspection happens after the home is framed and dried in, and after rough plumbing, rough electrical and HVAC ductwork are installed, but before insulation and drywall go up. At this point the bones of the house are exposed. Once the walls are closed, many of these items can only be reached by cutting into finished surfaces.

It is one of several new construction inspection stages. You can read about all of them in New-construction inspection stages in Florida.

Why it matters for Florida new builds

Florida homes are built to handle high winds, heavy rain and humidity. Many of the details that help a home resist storms are hidden inside the walls and attic. A pre-drywall inspection gives you a chance to confirm that:

  • Roof-to-wall connections and straps appear installed and fastened
  • Windows and doors are properly installed and flashed
  • Framing is not damaged, notched or cut in ways that weaken it
  • Plumbing and wiring are protected where they pass through framing
  • There are no signs of water intrusion before the walls are sealed

Municipal inspectors verify code minimums at set points. An independent inspector works for you and focuses on workmanship and details that can affect comfort, durability and future repair costs.

Pre drywall inspection checklist

Here is a pre drywall inspection checklist of what inspectors commonly review.

Framing and structure

  • Damaged, cracked, twisted or missing studs, headers and trusses
  • Over-notched or over-drilled framing members
  • Missing blocking or fire blocking where expected
  • Truss bracing and damaged truss members

Straps, connectors and fasteners

  • Missing or partially nailed hurricane straps and clips
  • Connectors that are bent, misplaced or not fastened
  • Anchor bolts and hold-downs that are visible at this stage

Windows, doors and the building envelope

  • Flashing and sealing around window and door openings
  • Gaps, tears or damage in exterior sheathing or wraps
  • Signs of water staining or moisture on framing

Rough plumbing

  • Supply and drain lines protected where they pass through framing
  • Pipes that are damaged, kinked or poorly supported
  • Visible leaks at fittings
  • Proper slope on visible drain lines

Rough electrical

  • Wiring stapled and supported properly
  • Nail plates protecting wires near the stud face
  • Boxes securely mounted
  • Damaged wire insulation

HVAC and ductwork

  • Ducts that are crushed, kinked, disconnected or poorly supported
  • Unsealed joints and boot connections
  • Proper clearance and routing

Defects a pre-drywall inspection can catch

Common findings at this stage include missing straps, cut truss members, unprotected wiring and pipes, poorly sealed window openings, crushed ductwork and wet or stained framing. None of these are visible after drywall and paint. Catching them now means the builder can correct them with minimal disruption, instead of opening finished walls later.

Pre drywall inspection cost: what affects it

Pre drywall inspection cost depends on the home. The main factors are:

  • Square footage and number of stories
  • Overall complexity of the floor plan and roof framing
  • Location of the property within our service area
  • Whether you bundle it with other stages, such as the final or 11-month warranty inspection

Rather than guess, check our pricing page or request a custom quote. Many buyers find that bundling multiple stages is the most practical way to cover the whole build.

How to schedule at the right time

Timing is everything. Ask your builder's superintendent to tell you when framing, rough mechanicals and windows are complete and before insulation is scheduled. Plan for a short window, since builders move fast once the drywall crew is booked. Check your contract for any builder rules on third-party inspections and site access.

Our reports are delivered within 24 hours with photos, so you can share them with the builder right away and ask for corrections before the walls close.

Frequently asked questions

Do you need a pre-drywall inspection if the city already inspects the home?

City inspections check minimum code requirements at specific points. A pre-drywall inspection is an independent review for you, focused on workmanship and hidden details. Many buyers want both.

What happens if the inspector finds problems?

You share the report with your builder and ask for corrections. Ideally, ask the builder to confirm repairs before insulation and drywall go in, and keep photos for your records.

Can I still get a pre-drywall inspection if insulation is already installed?

Once insulation is in, many items in exterior walls are harder to see. An inspection may still review interior walls and the attic, but timing it before insulation gives you the most value.
