Every slope, seen up close
Steep, tall and tile or slate roofs can't always be walked safely, and walking them can cause damage. Our licensed drone pilot captures high-resolution photos and video of every slope, valley, chimney and penetration, so nothing is inspected from a distance.
You get annotated images in your report, plus the full set of photos to share with a roofer or insurer.

Roof inspection for insurance
In Florida, the roof is often the deciding factor in whether an insurer will write a policy and what it will cost. Many insurers ask for a roof certification, sometimes called a roof condition report, before quoting an older home. This residential roof inspection records the roof covering type, its approximate age and the date of the last permit, the visible condition of the covering, flashing and penetrations, any signs of leaks inside the home, and an estimate of remaining roof life. The report is completed on the form your insurer accepts, with photos supporting each answer.
A roof inspection for insurance is narrower than a full roof assessment for a buyer, but the information overlaps. If you're buying, we can include the roof certification with your home inspection so you know before closing whether the roof will cause insurance problems.
Roof age, remaining life and what insurers look for
Insurers care about two things: how old the roof is and how much useful life it has left. Shingle, tile, metal and flat roofs all age differently in South Florida sun and storms, so age alone doesn't tell the whole story. A well-maintained tile roof can outlast a younger shingle roof that has lost granules, lifted tabs or damaged flashing. Our roof inspector looks for the specific signs underwriters ask about: missing or broken pieces, soft or uneven decking, rusted fasteners, failed sealant around vents and skylights, and stains in the attic or ceilings.
Drone inspection services for difficult roofs
Some roofs can't be walked safely or without causing damage. Our drone roof inspection captures every slope and detail from above, and the same drone inspection service supports drone home inspection and drone building inspection work on larger or taller properties. Ask us whether thermal imaging is available for your property.
Roof inspection cost
Roof inspection cost and drone roof inspection cost depend on the size, height and type of roof and whether the inspection is bundled with a 4-point, wind mitigation or full home inspection. Bundling usually saves a second visit.
