South Florida Home Inspection Checklist for Buyers
From roofs and AC systems to impact windows and termites, this checklist covers what South Florida buyers should look for and ask about before closing.

Evaluates the condition and age of four major home systems (roofing, electrical, plumbing, and HVAC) to help insurance companies assess property condition, potential risks, and eligibility for coverage.
Starting at $325, up to 2,500 sq. ft.
Insurers often ask for a 4-point inspection on homes over 25 years old. We report the age and condition of the roof, electrical, plumbing and HVAC systems on the insurer's form.

A 4 point home inspection is narrower than a full home inspection. It reports the age, type and visible condition of four systems on the insurer's form. For the roof, that means covering type, age and remaining life, plus any signs of leaks. For electrical, it's the panel brand and capacity, wiring type and any hazards. For plumbing, it's supply and drain materials, the water heater and visible leaks. For HVAC, it's the age and working condition of the heating and cooling equipment. Every answer is supported with photos so the underwriter can review it quickly.
Most Florida buyers of older homes need both reports, so we usually complete the 4 point inspection and wind mitigation on the same visit. The 4-point tells the insurer whether it will write the policy, while the wind mitigation report identifies features that may qualify for insurance discounts. Four point inspection cost is lowest when both reports are bundled, or when they're added to a full home inspection. See our pricing page for the current 4 point inspection price.
The historic neighborhoods of West Palm Beach, including Flamingo Park, El Cid and Northwood, are full of 1920s to 1950s homes that easily exceed most insurers' age threshold. Many have been updated over the decades, but it's common to find original cast iron drains, galvanized supply lines or older wiring alongside newer additions, and the 4-point needs to show exactly what's there. In the downtown condo towers, a 4-point inspection for your unit focuses on the electrical panel, plumbing and air conditioning inside the unit. If you need a 4-point inspection in West Palm Beach, book online.
Many of Boca Raton's 1970s and 1980s communities, including numerous gated neighborhoods, are now well past the age when insurers ask for a 4-point inspection. Homes from that period may still have original electrical panels, and some were plumbed with polybutylene, a material many insurers won't accept. Tile roofs are common and long-lasting, but the underlayment beneath them ages too. Oceanfront condos along A1A add salt air, which can corrode outdoor air conditioning equipment and electrical components faster. We document all of this clearly in every 4-point inspection in Boca Raton. Book online to reserve a time.
Broward County has thousands of 1950s to 1970s concrete block ranch homes in Fort Lauderdale, Hollywood, Plantation and Pompano Beach, and most insurers ask for a 4-point inspection on homes that age. Homes from the 1960s and 1970s can have aluminum branch wiring or older panel brands that insurers ask about, and canal-front properties often show corrosion on air conditioning condensers and exterior electrical. Western suburbs like Weston, Coral Springs and Parkland are newer, but their earliest neighborhoods are now reaching the age insurers flag. For a 4-point inspection in Broward County, book online.

A 4 point inspection is an insurance inspection of the roof, electrical, plumbing and heating and air conditioning systems. It reports each system's age and condition on the insurer's form, and insurers commonly require it for homes 25 years or older.
The cost of a 4 point inspection depends on the home and whether you bundle it with a wind mitigation or full home inspection, which is the most economical option. Our pricing page lists the current 4 point inspection price.
Yes. We usually complete the wind mitigation and 4 point inspection in one visit, and you receive both reports within 24 hours. Bundling them also reduces the combined cost.
A 4-point isn't pass or fail, but insurers may decline or require repairs based on what it shows. Common problems include roofs near the end of their life, active leaks, certain older electrical panels, aluminum branch wiring, polybutylene plumbing and aging water heaters.
No. A four point home inspection covers only four systems and is written for an insurer. A full home inspection covers the whole house for a buyer, and the 4-point can be added to it on the same visit.
Each insurer sets its own rules, and most want a recent report when a policy is written or renewed. Check with your agent before ordering, and get a new report if the roof, panel, plumbing or HVAC has been replaced.
