A seller home inspection on your timeline

A pre-listing home inspection is the same full inspection a buyer would order, booked by you before the home goes on the market. Getting a home inspection before selling gives you time to collect repair quotes, hire your own contractors and decide what to fix, what to credit and what to simply disclose. Without one, those decisions usually happen in a rush during the buyer's inspection period.

In South Florida, buyers also need insurance. If your home is older, the buyer's insurer may ask for a 4-point inspection, and roof age and condition can affect what coverage they can get. A pre-sale home inspection, with a 4-point added if you like, shows you early whether the roof, electrical panel, plumbing or air conditioning could slow a buyer down, so you can address it before it threatens the contract.

Pre-listing inspection cost

Pre-listing inspection cost is based on the size and age of the home and any reports you add, the same way a buyer's inspection is priced. See our pricing page for current packages. Many sellers find the cost is small compared with a late-stage price reduction or a cancelled contract.

Pre-Listing Inspection: questions

All questions
What is a pre-listing inspection?

A pre-listing inspection is a full home inspection ordered by the seller before the home is listed. It shows you what a buyer's inspector is likely to find, so you can repair, price or disclose issues on your own terms.

Should I get a home inspection before selling my house?

For most sellers it's worth it, especially with an older home or one you haven't lived in recently. It removes surprises from the buyer's inspection period, which is when deals are most often renegotiated or cancelled.

How much does a pre-listing home inspection cost?

Pre-listing home inspection cost is set by the home's size and age and any extra reports you add, such as a 4-point or wind mitigation inspection. Our pricing page lists current packages, and you can request a quote for a firm price.

Is a seller home inspection different from a buyer's inspection?

The inspection itself is the same thorough visual review of the home. The difference is timing and who the report is for: you receive it first and decide how to use it before buyers get involved.

Do I have to disclose what a pre-sale home inspection finds?

Florida sellers are generally expected to disclose known defects that materially affect a home's value, and an inspection report makes those defects known to you. Ask your agent or attorney how to handle disclosure, and remember that repairing an item before listing often resolves the question.

When should I schedule a pre-listing inspection?

Two to four weeks before you plan to list is ideal. That leaves time to read the report, get repair quotes and complete work before photos and showings.
