What Does a Pool Inspection Include?

From the pump and filter to the deck and safety barrier, here is what a pool inspection includes and when Florida home buyers should schedule one.

If you are buying a home with a pool in South Florida, it helps to know exactly what you are paying for when you order an inspection. So, what does a pool inspection include? In short, a qualified inspector checks the equipment, the pool and spa structure, the surrounding deck and the safety features, then gives you a written report of what is working, what is worn and what needs attention. Our pool and spa inspection follows a consistent process for homes across Palm Beach and Broward County.

What does a pool inspection include?

A pool inspection is a visual and operational evaluation of the pool and spa at the time of the visit. The inspector runs the equipment where it is safe to do so, looks at accessible components and notes visible defects. Here is how it usually breaks down.

Pump and motor

The pump keeps water moving through the filter and heater. The inspector checks that it starts and runs, listens for grinding or squealing, and looks for leaks at the seals, lid and unions. Age and visible corrosion are noted, since an older pump may need replacement soon.

Filter system

Whether the home has a cartridge, sand or DE filter, the inspector looks at the housing, pressure gauge and connections. High pressure readings, cracked housings or missing gauges are common findings.

Heater or heat pump

If there is a gas heater or electric heat pump, the inspector checks whether it turns on and looks for corrosion, damaged panels and venting issues. Heaters are often one of the more costly components to replace, so their condition matters.

Plumbing, valves and automation

Visible plumbing at the equipment pad is checked for drips, cracks and sun damage. Valves are looked at for proper operation. If the pool has an automation panel or remote controls, the inspector notes whether basic functions respond.

Electrical and lighting

The inspector looks for visible bonding and grounding at equipment, GFCI protection where expected, the condition of wiring at the pad and whether pool and spa lights work. Any obvious electrical hazards are flagged for a licensed electrician.

Pool and spa surface

The interior finish is checked for cracks, stains, rough areas, hollow spots and chipped tile. Skimmers, returns and main drain covers are viewed where visible. Spa jets, blower and controls are tested when the spa is part of the system.

Deck, coping and enclosure

The deck is checked for cracks, settlement and trip hazards. Coping stones are checked for looseness. If the pool has a screen enclosure, the inspector notes torn screens, damaged frames and visible corrosion.

Signs of water loss

The inspector looks for visible clues that the pool may be losing water, such as cracks in the shell, damp soil near equipment, drips at fittings or separated tile lines. Confirming hidden underground leaks requires specialized testing beyond a standard inspection.

Pool barrier requirements in Florida

Safety is a big part of any Florida pool inspection. Under Florida's Residential Swimming Pool Safety Act, Chapter 515 of the Florida Statutes, new residential pools must have at least one approved safety feature. Options include:

  • A pool barrier, such as a fence or wall that meets height and gap rules
  • An approved safety pool cover
  • Exit alarms on doors and windows that give direct access to the pool
  • Self-closing and self-latching devices on those doors

Local governments may add their own requirements, and older pools may have been built under earlier rules. The inspector will note missing, damaged or non-working safety features, such as gates that do not self-close, broken latches or missing alarms, so you can decide what to fix.

Pool inspection checklist for buyers

Use this pool inspection checklist to prepare for the visit:

  • Confirm the pool is filled and all equipment has power
  • Ask the seller for equipment ages, repair history and any warranties
  • Make sure gates, enclosures and the equipment area are accessible
  • Plan to attend the end of the inspection to review findings
  • Compare the report with your general home inspection report
  • Use findings to request repairs or credits before your inspection period ends

When buyers should order a pool inspection

The best time is during your inspection contingency period, ideally on the same day as your general inspection. That way both reports arrive together, and you have time to negotiate. Our reports are delivered within 24 hours. If you are wondering how this fits with a standard inspection, read Does a home inspection include the pool and spa?

Frequently asked questions

How long does a pool inspection take?

Most pool and spa inspections add a relatively short amount of time to a home inspection visit, depending on the equipment and whether there is a spa. Combining both on the same day keeps things simple.

Does the inspector test pool water chemistry?

A pool inspection focuses on the equipment, structure and safety features. Water chemistry changes daily and is usually handled by a pool service company.

Will a pool inspection tell me how long the equipment will last?

The inspector reports visible condition, operation and age where it can be identified. No one can predict exact remaining life, but the report helps you plan and budget.
