Pool inspection in Florida
A pool is one of the most expensive features of a South Florida home, and it isn't covered by a standard home inspection. A pool and spa inspection looks at the condition of the shell and its finish, tile and coping, the deck around the pool, the screen enclosure if there is one, and the pumps, filters, heaters, lighting and controls while they operate. We note cracks, hollow or loose tile, failed finishes, deck movement, corrosion and anything not working as it should.
Safety matters as much as condition. Florida's Residential Swimming Pool Safety Act, Chapter 515 of the Florida Statutes, sets out barrier and safety features for residential pools, such as fences, self-closing gates, door alarms and safety covers. We note the visible safety features present at the pool so you know what's in place and what may be missing, especially if young children will live in or visit the home.
Pool inspection cost
Pool inspection cost depends on whether the home has a pool, a spa or both, and on whether it's added to a full home inspection. Booking them together means one visit and one set of reports. Our pricing page lists current rates.

Does a home inspection include the pool?
No. Pools and spas are outside the scope of a standard home inspection. Add a pool and spa inspection so it's completed on the same visit.
What safety features does a pool inspection in Florida check?
We note the visible barrier and safety features addressed by Chapter 515 of the Florida Statutes, such as fencing, self-closing and self-latching gates, door alarms and pool covers. This tells you what's in place and what you may want to add.
Do you inspect the pool screen enclosure?
Yes. We check the screen enclosure's frame, fasteners, screens and doors for damage, corrosion and missing panels, since repairs and replacements can be costly.
